Quantity Surveyor

• Prepare accurate cost estimates, project budgets, and cost plans for villa construction projects. • Prepare Bills of Quantities (BOQs), tender documents, and detailed cost breakdowns for structural, architectural, and finishing works. • Conduct quantity take-offs and verify quantities against approved drawings, specifications, and site measurements. • Monitor project costs, commitments, and expenditure against approved budgets, identifying potential cost overruns. • Evaluate the cost and time impacts of design changes, additional works, and variations during project execution. • Prepare, review, and assess variation claims, interim payment applications, and progress valuations. • Monitor the cost of major villa construction activities, including excavation, concrete works, reinforcement, blockwork, plastering, waterproofing, tiling, painting, and other finishing works. • Prepare project requisitions, cost reports, and cash flow forecasts to support project planning and financial control. • Review and verify subcontractor quotations, measurements, payment applications, and final accounts. • Coordinate with project managers, site engineers, consultants, subcontractors, and suppliers on quantities, costs, and contractual matters. • Assist in preparing final project accounts and reconciling actual costs against the approved project budget. • Bachelor's degree in Quantity Surveying, Civil Engineering, or a related field from a recognized institution. • Minimum 5 years of relevant experience in construction projects, preferably villa or residential building construction. • Strong knowledge of BOQs, quantity take-offs, cost estimation, budgeting, and cost control. • Experience in variation claims, interim valuations, subcontractor payments, and final accounts. • Good knowledge of project cost analysis, cash flow forecasting, and contract administration.
