Real Estate Operations Director

About the Role Adjudicasa is seeking an experienced and results\-driven Real Estate Operations Director to oversee and strengthen the company’s day\-to\-day real estate operations. The successful candidate will be responsible for ensuring that property operations, leasing activities, client and tenant services, internal processes, and operational teams are managed efficiently and in line with the company’s business objectives. This is a leadership position suited to a professional who understands the Kuwait real estate market, can manage multiple operational functions, and is capable of developing practical systems and processes that improve efficiency, service quality, and profitability. Key Responsibilities * Oversee the daily operations of the company’s real estate activities and ensure smooth execution of business processes. * Develop and implement operational procedures, policies, and performance standards. * Supervise and support teams involved in property management, leasing, administration, and client services. * Monitor property operations, maintenance requirements, tenant concerns, and service quality. * Coordinate leasing activities and ensure accurate and timely handling of property documentation and transactions. * Maintain strong relationships with property owners, tenants, contractors, service providers, and other stakeholders. * Monitor operational budgets, expenses, revenue, and key performance indicators. * Identify operational inefficiencies and introduce improvements to reduce costs and increase productivity. * Ensure company operations comply with applicable Kuwait real estate regulations, internal policies, and contractual requirements. * Prepare regular operational reports and provide management with recommendations based on business performance. * Establish measurable KPIs for operational teams and monitor progress against targets. * Assist senior management with strategic planning, business development, and growth initiatives. * Oversee vendor and contractor relationships and ensure services are delivered according to agreed standards. * Resolve escalated operational, tenant, and client issues professionally and efficiently. * Promote a professional, accountable, and customer\-focused working environment. Qualifications * Bachelor’s degree in **Business Administration, Real Estate, Finance, Property Management, or a related field**. * **5–8 years of relevant experience** in real estate operations, property management, leasing, or a similar field, with demonstrated leadership experience. * Previous experience managing teams and overseeing day\-to\-day business operations. * Strong understanding of real estate operations, leasing processes, property management, and tenant relations. * Good knowledge of the **Kuwait real estate market** and general industry practices. * Strong financial awareness, including budgeting, expense monitoring, and operational reporting. * Proven ability to develop and improve operational processes and procedures. * Excellent organizational, decision\-making, and problem\-solving skills. * Strong communication and negotiation skills. * Proficiency in Microsoft Office, particularly Excel and reporting tools; familiarity with CRM or property\-management software is an advantage. * **Fluent English** communication skills, both written and spoken; Arabic proficiency is highly desirable. * Ability to manage multiple priorities, work under pressure, and make sound decisions independently. Preferred Qualifications * Experience in a real estate brokerage, property management company, or real estate investment organization. * Experience managing a portfolio of residential or commercial properties. * Familiarity with local real estate regulations and documentation requirements in Kuwait. * Professional certification or additional training in real estate, property management, business administration, or operations. * Demonstrated experience improving operational efficiency, reducing costs, or increasing revenue. * Strong network of local property owners, vendors, contractors, or real estate professionals is an advantage.
