Real Estate Development Director

About the Role Grupo Autentico is seeking an experienced and commercially minded Real Estate Development Director to lead and oversee the planning, development, and execution of real estate projects in Kuwait. The successful candidate will be responsible for identifying development opportunities, evaluating project feasibility, coordinating with consultants and contractors, managing project budgets and timelines, and ensuring that developments align with the company's investment and business objectives. This is a senior leadership position requiring strong knowledge of the real estate development lifecycle, excellent commercial judgment, and the ability to manage multiple stakeholders from project conception through completion. Key Responsibilities * Lead the end\-to\-end real estate development process, from initial concept and feasibility through construction, completion, and handover. * Identify and evaluate potential development opportunities based on market demand, location, investment potential, and financial viability. * Conduct or oversee feasibility studies, market analysis, development appraisals, and investment assessments. * Develop project business plans, budgets, schedules, and development strategies. * Coordinate with architects, engineers, consultants, contractors, government authorities, and other project stakeholders. * Monitor project costs, timelines, quality, and overall performance against approved objectives. * Review development designs and provide commercial and strategic input to optimize project value. * Support negotiations involving land acquisition, consultants, contractors, suppliers, tenants, and other commercial partners. * Track market trends, property values, rental demand, competing developments, and emerging investment opportunities in Kuwait. * Ensure projects comply with applicable regulations, permits, planning requirements, and company policies. * Prepare regular reports, financial updates, feasibility assessments, and presentations for senior management. * Identify potential project risks and develop appropriate mitigation strategies. * Build and maintain relationships with investors, brokers, consultants, government entities, and industry partners. * Lead and mentor members of the development and project management team. Required Qualifications * Bachelor's degree in **Real Estate, Civil Engineering, Architecture, Construction Management, Business Administration, Finance, or a related field**. * **7\+ years of professional experience** in real estate development, property development, construction, investment, or a closely related field. * Demonstrated experience managing real estate development projects from feasibility and planning through execution and completion. * Strong understanding of real estate financial analysis, project feasibility, budgeting, and investment evaluation. * Knowledge of the Kuwait real estate market and relevant GCC development practices. * Strong understanding of construction processes, development planning, contracts, and project management. * Excellent negotiation, communication, presentation, and stakeholder\-management skills. * Strong analytical and commercial decision\-making abilities. * Proficiency in Microsoft Office, particularly **Excel and PowerPoint**. * Professional fluency in **English**; Arabic language skills are highly desirable. Preferred Qualifications * Master's degree or professional qualification in real estate, finance, business, engineering, or a related discipline. * Professional certification such as **RICS, PMP, MRICS, or another relevant industry qualification**. * Previous experience managing residential, commercial, mixed\-use, hospitality, or investment\-property developments. * Established network of contacts within Kuwait's real estate, construction, consulting, and investment sectors. * Experience preparing investment memoranda, development appraisals, cash\-flow models, and project feasibility reports. * Previous experience managing multidisciplinary teams and external consultants.
