JOB SUMMARY:
Lead the origination, evaluation, underwriting, execution, management and oversight of investments for a managed Real Estate Development Fund, which is focused on investing in real estate developments in the Sultanate of Oman.
ROLE AND RESPONSIBILITIES:
Lead the Fund's investment activities in Oman from opportunity sourcing and screening through execution, active management and exit planning.
Originate a strong pipeline of real estate development opportunities through relationships with developers, corporates, family offices, landowners, advisers and other market participants in Oman.
Underwrite investments through market and site assessments, development feasibility and return analysis, risk assessment and sensitivity analysis.
Lead commercial, financial, legal, tax, technical and regulatory due diligence; coordinate with third-party advisers and ensure material risks are identified and appropriately mitigated.
Assist in structuring investments, negotiating investment agreements, preparing investment committee papers and managing conditions precedent through closing.
Monitor existing investments and developments.
Assess developer performance against approved plans, budgets and timelines; identify variances, implement corrective actions where required, and report performance, forecasts and risks in line with governance and contractual requirements.
QUALIFICATIONS AND EDUCATION REQUIREMENTS:
Bachelor's degree or higher in engineering, business, finance, real estate or a related discipline; graduate studies in business, finance or real estate preferred.
At least 10 years of relevant real estate investment or development management experience, including prior experience in an institutional setting.
Strong network of developers, corporates, family offices, landowners and other relevant stakeholders in Oman.
Deep knowledge of Oman's real estate development market and lifecycle, with a demonstrated record in the field.
Knowledge of investment structuring and transactions, supported by sound commercial judgement and negotiation skills.
