Construction Quantity Surveyor

Job Description: We are hiring an experienced Post-Contract Quantity Surveyor / Commercial Quantity Surveyor with mandatory UAE construction experience and strong expertise in post-contract quantity surveying, subcontract commercial management, Interim Payment Applications (IPA), interim valuations, variations, claims, and contract administration. Experience in steel structure fabrication, structural steel, metalworks, aluminium works, façade, or construction subcontracting projects is preferred. Key Responsibilities: • Handle end-to-end post-contract quantity surveying, commercial administration, subcontract management, and project cost control activities. • Prepare, submit, monitor, and follow up on Interim Payment Applications (IPA), monthly payment applications, progress claims, interim valuations, running account bills, and subcontractor invoices. • Manage monthly progress billing, work done valuation, quantity measurement, site progress measurement, remeasurement, and payment certification. • Prepare, assess, negotiate, and follow up on variation orders, variation claims, additional works, change orders, scope changes, revised drawings, site instructions, and variation quotations. • Identify, substantiate, and submit contractual claims, cost claims, extension-related commercial claims, and supporting documents in accordance with contract conditions. • Coordinate with main contractor Quantity Surveyors, consultant QS teams, commercial managers, project managers, and site teams for IPA approvals, payment certification, variation evaluation, and claim settlement. • Review BOQ (Bill of Quantities), contract documents, subcontract agreements, specifications, drawings, and scope of work to verify quantities, contractual obligations, and commercial entitlements. • Prepare quantity take-offs, measurement sheets, progress reports, material reconciliation, delivery records, weight summaries, and supporting documents for interim payment applications and variations. • Track submitted amounts, certified amounts, under-certification, payment delays, outstanding payments, retention, deductions, and commercial discrepancies. • Maintain accurate commercial records and support cash flow forecasting, cost monitoring, budget control, and subcontract final account preparation. • Mandatory UAE experience as a Quantity Surveyor, Post-Contract QS, Commercial QS, or Subcontract Quantity Surveyor. • Proven practical knowledge of post-contract QS, IPA preparation, interim payment claims, progress billing, valuations, variations, contractual claims, and payment follow-ups. • Good understanding of construction contracts, subcontract administration, BOQ, measurement, quantity surveying procedures, and commercial documentation. • Experience dealing with main contractors, consultants, subcontractors, and project commercial teams. • Steel structures, structural steel fabrication, metal fabrication, architectural metalworks, aluminium, façade, cladding, or related construction experience is an advantage. • Candidates must currently be based in the UAE.
