**Job Description – Architect Technical Engineer** **Employer / Contractor:** Main Contractor **Project Type:** 5\-Star Resort – Fast\-Track Development **Project Status:** Partially Completed / Balance Works in Progress **Project Environment:** Multiple Subcontractors and Concurrent Work Fronts **Key Project Challenge:** Ongoing delays requiring intensive technical coordination and submission control **1\. Position Purpose** The **Architect Technical Engineer** manages and coordinates all architectural technical information required for successful project execution. Responsibilities include reviewing, tracking, and expediting shop drawings, Material Approval Submissions (MAS), samples, technical queries, mock\-ups, and related documentation from multiple subcontractors. Given the fast\-track nature of the resort and ongoing delays, the role demands proactive control of technical deliverables to ensure approved information is available ahead of site activities. **2\. Reporting \& Interfaces** · Reports to: Project Manager / Construction Manager · Coordinates daily with: Architectural subcontractors, specialist subcontractors, suppliers, nominated parties · Interfaces with: Consultant / Engineer, Client representatives, MEP, structural, interior design, landscape, and specialist systems teams **3\. Primary Objectives** · Maintain controlled workflow for shop drawings and MAS submissions · Identify technical gaps and approval constraints before they affect procurement or construction · Expedite overdue submissions and approvals in line with recovery requirements · Ensure subcontractors work from latest approved drawings and materials · Provide accurate technical status updates for management decision\-making **4\. Key Responsibilities4\.1 Shop Drawing Management** · Maintain master register of all architectural shop drawings · Review submission schedules against project programme and site requirements · Coordinate internal technical review before Consultant submission · Check drawings for completeness, constructability, dimensional consistency, and compliance · Verify coordination with structural, MEP, interior design, FF\&E, kitchen, and landscape · Track status from preparation through approval · Prevent construction based on superseded or unapproved information **4\.2 Material Approval Submissions (MAS)** · Manage MAS register for finishes, materials, systems, and specialist items · Review completeness of MAS packages before submission · Check materials against specifications, approved samples, and quality requirements · Coordinate samples, mock\-ups, technical data sheets, and warranties · Track Consultant/Client comments and expedite revisions · Flag long\-lead and critical materials for immediate action **4\.3 Technical Queries / RFIs** · Review RFIs before submission for clarity and completeness · Monitor response dates and escalate overdue decisions · Maintain RFI tracker linked to shop drawings, MAS, procurement, and site activities **5\. Technical Coordination** · Participate in coordination meetings and workshops · Identify clashes and missing interfaces between disciplines · Coordinate details for high\-risk areas (guestrooms, public areas, kitchens, façades, landscape) · Support preparation of coordinated drawings, finish schedules, and technical packages · Ensure details are practical for site execution and compatible with approved materials **6\. Delay Recovery \& Fast\-Track Execution6\.1 Technical Recovery Planning** · Prepare prioritized recovery list of submissions · Identify overdue, rejected, or stalled shop drawings and MAS · Agree recovery dates with subcontractors and monitor performance · Escalate persistent non\-performance to management **6\.2 Multi\-Subcontractor Coordination** · Establish clear submission requirements and standards · Coordinate sequencing where dependencies exist · Conduct focused sessions for congested or high\-priority areas · Maintain action tracker with responsibilities and due dates **6\.3 Site Support** · Provide technical clarifications to site teams · Review proposed site solutions for discrepancies · Assist QA/QC in resolving technical issues without compromising design intent · Verify approved materials are reflected in construction **7\. Document Control \& Reporting** · Maintain registers for shop drawings, MAS, RFIs, samples, mock\-ups · Issue weekly technical status reports · Prepare dashboards highlighting technical constraints · Ensure revision control and traceability of submissions · Provide early warnings of potential delays or cost impacts **8\. Quality, Compliance \& Constructability** · Ensure submissions comply with contract drawings, specifications, and codes · Review details for constructability, durability, maintainability, and aesthetics · Coordinate required testing, certifications, and documentation · Prevent rework by ensuring coordinated information before site release **9\. Required Qualifications \& Experience** · Bachelor’s degree in Architecture or equivalent · Experience in architectural technical coordination within a Main Contractor environment · Strong background in shop drawings, MAS, RFIs, mock\-ups, and Consultant approvals · Preferred experience in hospitality, luxury hotels, resorts, or high\-end residential projects · Familiarity with fast\-track projects and multiple subcontractor environments · Proficiency in AutoCAD; knowledge of BIM/Revit and document control systems preferred **10\. Required Competencies** · Strong technical and coordination skills · Excellent follow\-up, organization, and document control discipline · Ability to prioritize critical submissions under programme pressure · Effective communication with subcontractors and Consultants · Problem\-solving and decision\-support capability · Attention to detail in revisions and interfaces · Ability to work independently while coordinating with project teams **11\. Overall Role Statement** The **Architect Technical Engineer** is a key technical coordination and expediting role within the Main Contractor’s project team. On this partially completed, fast\-track resort project, success will be measured by the timely availability of approved, coordinated, and constructible information aligned with the recovery programme—reducing technical constraints and preventing further delays.
