Job description

The Senior Director, Commercial Sustainability Planning is a senior leader responsible for maximizing the commercial value, resilience, and market competitiveness of Qiddiya's districts and assets through sustainability leadership. The role provides strategic direction for commercial sustainability, ESG positioning, sustainable finance readiness, and environmental performance across the portfolio. Acting at the intersection of sustainability, finance, policy, and development, the role aligns three critical perspectives: Saudi Arabia's sustainability ambitions and regulatory frameworks, international investor and sustainable finance requirements, and project delivery realities. The Director ensures that sustainability performance is measurable, credible, and aligned with recognized market frameworks, positioning Qiddiya assets to meet evolving investor expectations while delivering commercially viable outcomes. The role also provides environmental and sustainability oversight across districts throughout planning, design, delivery, and transition to operations. Strategic Leadership • Lead Qiddiya's commercial sustainability planning strategy across districts, assets, and development programs. • Position sustainability as a driver of asset value, investment attractiveness, resilience, and risk reduction. • Provide strategic leadership on ESG, sustainable finance, and sustainability-related market trends. • Support the development of sustainability policies, governance frameworks, and performance objectives aligned with corporate priorities. District Sustainability & Environmental Oversight • Provide sustainability and environmental oversight across districts throughout planning, design, construction, and operational readiness. • Ensure district sustainability objectives are embedded within project delivery, asset development, and operational planning. • Monitor sustainability performance against approved targets, commitments, and frameworks. • Guide project teams to balance sustainability ambition with cost, programme, technical, and operational considerations. • Support the effective transfer of sustainability requirements into asset management and operations. Sustainable Finance & Commercial Value • Position projects and assets to align with institutional investor expectations, ESG frameworks, and sustainable finance requirements. • Monitor relevant developments across PIF frameworks, Vision 2030 initiatives, CMA guidance, and international frameworks such as SFDR, IFC Performance Standards, and GRESB. • Translate policy, regulatory, and investor requirements into practical project-level actions and performance targets. • Develop evidence-based business cases supporting sustainability investment through the Stage Gate Process. • Quantify and communicate sustainability value drivers, including revenue enhancement, cost avoidance, risk mitigation, and reputational benefits. Frameworks, Reporting & Performance • Establish sustainability performance pathways, KPIs, reporting systems, and benchmarking methodologies. • Ensure consistency of sustainability governance, reporting, and disclosure across the portfolio. • Maintain alignment with applicable sustainability standards, certifications, and reporting frameworks. • Drive continuous improvement of sustainability performance across districts and asset classes. Stakeholder Engagement • Partner with development, finance, investment, delivery, asset management, and operations teams to embed sustainability objectives. • Support the Senior Director in matters relating to sustainability policy, sustainable finance positioning, and strategic external engagement. • Provide expert advice on ESG trends, sustainability regulations, and investor expectations. Communicate sustainability outcomes in ways that enhance transparency, credibility, and stakeholder confidence. Qualifications & Experience • Bachelor's degree in Sustainability, Environmental Management, Finance, Real Estate, Engineering, Planning, or related discipline. • Master's degree preferred. • At least 15 years' experience in sustainability, ESG, infrastructure, real estate, development, investment, or asset management. • Experience delivering sustainability outcomes across large-scale mixed-use developments, cities, districts, or infrastructure programs. • Demonstrated experience aligning project delivery with sustainability frameworks, investor expectations, and ESG reporting requirements. • Experience within complex development environments, sovereign-backed projects, or emerging markets is highly desirable.
