Job description
We are seeking a highly analytical and detail-oriented Cost Controller to join our growing team in Dubai. The ideal candidate will have strong experience in cost control, budgeting, financial monitoring, and project cost management within the real estate development and construction industry . This role requires an individual who can effectively monitor project costs, identify cost-saving opportunities, ensure budget compliance, and provide accurate financial reporting to support management in making informed business decisions. Experience in real estate development or construction is preferable. Key Responsibilities Monitor and control project costs throughout the entire project lifecycle. Prepare project budgets, cost plans, cash flow forecasts, and cost reports. Track actual project costs against approved budgets and identify variances. Analyze cost trends and recommend corrective actions to maintain budget objectives. Review and verify contractor invoices, purchase orders, subcontractor payments, and variation orders. Coordinate with Project Managers, Procurement, Finance, and Commercial teams to ensure accurate cost allocation and reporting. Prepare monthly cost reports, budget forecasts, and management dashboards. Monitor procurement costs and ensure cost-effective purchasing practices. Assist in tender evaluations and cost estimation for new developments. Ensure compliance with company financial policies, internal controls, and approval procedures. Support financial planning, budgeting exercises, and project feasibility studies. Identify potential cost risks and recommend mitigation strategies. Maintain accurate project cost records and documentation. Participate in project review meetings and provide commercial insights.
Bachelor's degree in Accounting, Finance, Quantity Surveying, Civil Engineering, Construction Management, or a related field. Minimum 5 years of experience as a Cost Controller. Mandatory UAE experience in real estate development or construction companies. Strong understanding of project costing, budgeting, forecasting, and cost reporting. Experience monitoring multiple construction projects simultaneously. Strong analytical and financial reporting skills. Excellent knowledge of cost control methodologies and project financial management. Advanced proficiency in Microsoft Excel. Experience with ERP systems such as SAP, Oracle, Microsoft Dynamics, Odoo, or similar is highly preferred. Excellent communication and stakeholder management skills. Ability to work under pressure and meet strict deadlines. Strong attention to detail and problem-solving skills. Preferred Qualifications Experience working with large-scale residential, commercial, or mixed-use developments. Professional certifications such as CMA, ACCA, CPA, PMP, or RICS are an advantage. Experience collaborating with Procurement, Contracts, Commercial, and Finance teams. Knowledge of UAE construction practices and project financial controls.
