Job description

Directly oversee FM contractor personnel to ensure operations, maintenance, and extra variation works align with contract specifications, schedules, and costs. • Diploma or Bachelor s degree in Mechanical Engineering or a related technical discipline. • Minimum 5 to 8 years of experience in MEP maintenance. • At least 2 to 3 years of experience in a supervisory or team-lead capacity within a Facility Management environment. Core Responsibilities: • Directly oversee FM contractor personnel to ensure operations, maintenance, and extra variation works align with contract specifications, schedules, and costs. • Track, analyze, and resolve service requests and pending work orders within the CMMS to ensure timely completion per SLA metrics. • Conduct regular and surprise site walkthroughs (jointly or independently) to audit building conditions; participate in facility handover/takeover activities and generate detailed reports. • Act as the main point of contact for tenants, internal teams (Leasing, Customer Service), and local authorities (TAQA, ADCD) for utility shutdowns and repair updates. • Maintain statutory compliance and timely renewals for the Hassantuk system, ADCD AMC contracts, Istifaa certifications, and third-party calibrations. • Inspect and verify contractor claims for spare parts, fuel, and on-demand services against contractual terms; assist management with yearly planning and special projects. • Enforce compliance with legal/authority requirements, adhere to Risk Assessments/HSE procedures, and report observations or near-misses. • Conduct strict quality audits on preventive, corrective, and breakdown maintenance executed by contractors, issuing non-compliance notices when necessary. • Review, verify, and approve completed works and meter readings submitted via the EAMS. • Review daily/weekly/monthly contractor logs and consolidate them into monthly, quarterly, and annual reports for management review People Management Responsibilites: • Manage contractor personnel effectively while maintaining positive relationships with all internal and external stakeholders. Strategic Responsibilites: • Support management in setting FM guidelines and monitoring ongoing compliance with service and cost standards.
