Situated in Muscat Hills, our development division requires a seasoned Real Estate Development Director to drive projects from initial feasibility and site acquisition through zoning approval, architectural design, construction execution, and final market handover. **Core Accountabilities** * **Project Feasibility \& Portfolio Strategy:** Conduct comprehensive financial modeling, market demand analysis, and risk assessments to evaluate prospective land acquisitions and high\-density development opportunities. * **Design \& Engineering Oversight:** Manage master planning teams, external architectural consultants, and civil engineering firms to ensure design concepts meet commercial objectives and urban planning standards. * **Municipal Approvals \& Permitting:** Lead negotiations with Omani regulatory authorities, municipal bodies, and utility providers to secure necessary building permits, land\-use clearances, and environmental sign\-offs. * **Construction \& Cost Control:** Work closely with general contractors and project managers to enforce strict adherence to capital budgets, construction timelines, and quality assurance benchmarks. * **Commercial Asset Handover:** Align with asset management and sales/leasing divisions to ensure smooth transitions from project completion to occupancy and operational revenue generation. **Required Leadership \& Expertise** * **Track Record:** 10\+ years of senior development experience within real estate firms, major property developers, or international real estate consultancies in the GCC region. * **Domain Competencies:** Deep familiarity with Omani real estate regulations, master planning frameworks, joint\-venture structures, and end\-to\-end development lifecycles. * **Financial \& Analytical Skill:** Demonstrated success managing multi\-million OMR development budgets, capital allocation models, and pro forma financial metrics. * **Work Authorization:** Applicants must hold, or be fully eligible for, permanent employment visa sponsorship and Omani residency. **Application Instructions** Interested executives should submit their updated CV and project portfolio.
