Real Estate Acquisition Consultant

**Position Objectives** **The Real Estate Acquisition Consultant will oversee the end\-to\-end real estate acquisition process, supporting the client’s strategic decisions related to property purchases and leasing. The role involves market analysis, site evaluation, negotiations, due diligence, and regulatory compliance to ensure alignment with the client’s long\-term business and operational goals. The position requires strong expertise in the Saudi real estate market, including property valuations, land pricing, rental trends, and regulatory frameworks across the Kingdom.** **Job Description \& Responsibilities** * **Manage the full lifecycle of real estate acquisition, including market research, site identification, shortlisting, evaluation, and final selection.** * **Conduct comprehensive market analysis to identify optimal sites aligned with the client’s strategic and operational requirements, including land and pre\-existing properties.** * **Develop and implement structured site evaluation criteria considering factors such as location, accessibility, infrastructure, size, and zoning compliance.** * **Perform detailed market and asset valuations to ensure alignment with financial and strategic objectives.** * **Lead comparative financial analyses to support buy versus lease decisions using financial modeling, ROI calculations, payback analysis, and lifecycle cost assessments.** * **Develop and maintain financial models to evaluate acquisition opportunities and long\-term operational costs.** * **Prepare well\-structured reports and recommendations to support decision\-making by senior management.** * **Lead negotiations with property owners, brokers, and developers to secure favorable purchase or lease terms.** * **Oversee contract preparation and management in coordination with legal and procurement teams.** * **Support the processing of purchase payments, lease agreements, and associated contractual obligations.** * **Conduct detailed due diligence to ensure compliance with zoning laws, regulatory requirements, and infrastructure standards.** * **Manage the process for obtaining permits and approvals required for property acquisition.** * **Identify potential risks associated with property acquisitions and develop mitigation strategies.** * **Stay updated on real estate regulations, policies, and compliance requirements within Saudi Arabia.** * **Collaborate closely with the Strategic Facility, Workplace \& Construction Planning Consultant to ensure site suitability for operational needs.** * **Coordinate with internal departments, consultants, brokers, and other stakeholders to ensure smooth transaction processes.** * **Prepare comprehensive reports on market insights, acquisition strategies, and financial implications for leadership review.** **Qualifications \& Experience** * **Bachelor’s or Master’s degree in Real Estate, Engineering, Business Administration, or a related field.** * **Minimum 7 years of experience in real estate acquisition, property analysis, or real estate consulting, preferably within the Saudi Arabian market.** * **Strong experience in property valuation, land pricing, rental market analysis, and real estate investment evaluation.** * **Excellent analytical, financial modeling, negotiation, and project management skills.** * **Comprehensive knowledge of Saudi real estate regulations, zoning requirements, and market trends.** * **Proficiency in real estate analysis tools, ERP systems, and MS Office (Excel, PowerPoint, and reporting tools).** * **Strong communication and stakeholder management skills.**
