Project Supervisor-1

Location: Oman Employment Type: Full\-Time **Al Bany International Oman** seeking an experienced and proactive **Project Supervisor** to manage the transition of major real estate projects from the construction delivery phase into operational asset management. The successful candidate will oversee handover activities, coordinate stakeholders, ensure asset registration, manage defects closure, and verify that all project documentation is completed in line with regulatory requirements and industry best practices. **Key Responsibilities** * Manage and coordinate the project\-to\-asset transition process, ensuring smooth handover from construction teams to asset operations. * Lead coordination between project delivery teams, contractors, consultants, facility management teams, and asset owners. * Ensure all maintainable assets are accurately captured and registered within asset management systems such as Maximo or equivalent platforms. * Support the Defects Liability Period (DLP) activities by monitoring defect identification, resolution, warranty claims, and final close\-out. * Verify the completeness and accuracy of handover documentation, including As\-Built drawings, Operation \& Maintenance (O\&M) manuals, warranties, spare parts lists, and asset records. * Ensure compliance with local regulations, contractual obligations, and international real estate asset management standards. * Support the resolution of technical queries and interface issues during project transition and operational readiness stages. * Monitor contractor performance and ensure timely completion of outstanding handover requirements. * Utilize project collaboration platforms such as Aconex, SharePoint Online (SPO), or similar systems to manage technical correspondence, asset data, and handover documentation. * Support audits, reviews, and readiness assessments to ensure successful asset operationalization. **Qualifications \& Experience** * Bachelor's Degree in Real Estate, Business, Finance, Engineering, or a related discipline. * Minimum 10 years of professional experience in residential real estate asset management. * Proven experience managing project\-to\-asset handover activities for at least two major real estate projects. * Strong experience in stakeholder coordination, interface management, and operational readiness activities. * Good understanding of real estate lifecycle management, construction handover processes, and facility management requirements. **Technical Requirements** * Strong knowledge of local regulatory requirements, contractual obligations, and international real estate standards. * Practical understanding of real estate HSE requirements and compliance processes. * Experience with asset management systems such as Maximo or equivalent platforms. * Ability to review and manage technical documentation, including As\-Built drawings, O\&M manuals, warranties, and asset registers. * Experience using project collaboration and document management platforms such as Aconex, SharePoint Online (SPO), or equivalent systems. * Strong communication, coordination, and problem\-solving skills. * Excellent written and verbal communication skills in English. * Ability to work effectively with multidisciplinary teams, contractors, consultants, and asset operations personnel. **What We Offer** * Opportunity to work on prestigious real estate and infrastructure projects. * Professional growth and career development. * Competitive salary and benefits package. * Dynamic and collaborative work environment.
