**PROJECT MANAGER – WATERPROOFING CONTRACTING**
1\. Position Overview
Job Title: Project Manager
Department: Operations \& Project Execution
Objective: Spearhead the end\-to\-end execution of specialized waterproofing and construction chemical projects, ensuring strict adherence to technical specifications, aggressive timelines, stringent quality standards, and financial profitability.
2\. Key Responsibilities \& Core Competencies
Strategic Planning \& Resource Mobilization
Collaborate intensively with clients, main contractors, structural consultants, and internal engineering teams to analyze project drawings, design scopes, and waterproofing system requirements.
Formulate comprehensive, proactive execution plans, breaking down operations into measurable intermediate phases and milestone schedules to guarantee zero\-delay delivery.
Determine, forecast, and mobilize exact resource requirements (manpower, specialized application equipment, and high\-grade waterproofing materials) from project kickoff to closeout within strict budgetary boundaries.
Establish robust supply chain coordination, manage material stock levels, and preemptively resolve logistical bottlenecks or material shortages.
Contract Administration \& Stakeholder Management
5\. Negotiate and manage contracts with external vendors, subcontractors, and specialized suppliers to secure profitable, high\-performing agreements.
6\. Serve as the primary technical and commercial point of contact for main contractors and consultants, autonomously resolving site disputes, technical hurdles, and contractual standstills without over\-escalating to upper management.
7\. Enforce rigorous contractual discipline by drafting and issuing formal written correspondence, delay notifications, and site logs when project works are hindered by external stakeholders.
Financial Governance \& Cost Control
8\. Maintain absolute oversight of material consumption, cross\-referencing site usage against Bill of Quantities (BOQ), work order allocations, and structural waste limits.
9\. Oversee labor cost allocations, monitor productivity metrics, and implement strict cost\-control measures to safeguard project margins.
10\. Coordinate with the Accounts and QS departments to ensure accurate progress billings, timely invoice submissions, and aggressive follow\-up on receivable collections.
Site Leadership, Quality \& HSE Compliance
11\. Lead, direct, and supervise internal project engineers, supervisors, laborers, and subcontractors, ensuring clear task delegation and daily operational accountability.
12\. Enforce uncompromising quality control over waterproofing application methodologies (e.g., membrane bonding, coating thickness, surface preparation, and flood testing) to meet structural integrity standards.
13\. Enforce strict compliance with Health, Safety, and Environment (HSE) standards across all sites, immediately mitigating hazards and reporting safety incidents.
14\. Evaluate operational progress dynamically and deliver precise, data\-driven daily, weekly, and monthly status reports to top management.
3\. Minimum Qualifications \& Requirements
Education: Bachelor’s degree in Civil Engineering, Construction Management, or an equivalent technical discipline. (Advanced project management certifications like PMP or specialized studies in construction chemicals/waterproofing are a distinct advantage).
Experience: Minimum of 8 to 10 years of proven project management experience, with at least 4–5 years specifically within waterproofing contracting, structural rehabilitation, or heavy construction environments.
Technical Mastery: Deep hands\-on expertise in various waterproofing systems (bituminous membranes, liquid coatings, crystalline treatments, epoxy systems, and injection grouting). Exceptional ability to read structural drawings, interpret complex BOQs, and troubleshoot intricate site leakage issues.
Administrative \& Leadership Acumen: Demonstrated capability in team leadership, conflict resolution, contract law, delay analysis, and resource optimization under pressure.
Communication Skills: Outstanding command of written and spoken English (Arabic proficiency is a strong plus), with advanced competency in drafting formal contractual notices, technical submittals, and executive management reports.
Driving License: Valid local driver's license and reliable personal vehicle for multi\-site supervision.
