**Job Description – Project Manager (Main Contractor)1\. Position Information** · **Position:** Project Manager · **Employer:** Main Contractor · **Project:** Five\-Star Resort Project · **Project Stage:** In Progress – Partially Completed · **Primary Construction Scope:** Civil Works, MEP Works, Fit\-Out Works, Finishes, Testing \& Commissioning, Final Handover · **Supervises:** Construction Managers, Site Engineers, MEP Team, QA/QC Team, Planning Team, Commercial Team, HSE Team, Subcontractors, and other project personnel · **Coordinates With:** Client, PMC, Consultant, Main Contractor Management, Subcontractors, Suppliers, Specialist Contractors **2\. Job Purpose \& Overall Responsibility** The **Project Manager** holds overall responsibility for the successful delivery of the project on behalf of the Main Contractor, with particular focus on the remaining MEP, fit\-out, finishing, testing \& commissioning, and handover activities. Key emphasis areas include: · Accelerating and recovering delayed works · Effective management and coordination of multiple subcontractors · MEP and fit\-out interface management · Maintaining five\-star hospitality quality standards · Prompt resolution of technical and construction issues · Ensuring proper sequencing and area\-by\-area completion · Managing testing, commissioning, inspections, snagging, and handover · Achieving project completion in line with contractual requirements **3\. Key Responsibilities3\.1 Overall Project Management** · Lead day\-to\-day management and execution of the project · Establish and maintain an effective execution strategy for remaining works · Ensure compliance with contract requirements, approved drawings, specifications, method statements, programme, quality, HSE, and authority standards · Lead the project team with clear allocation of responsibilities · Prioritize works based on completion requirements, critical path, and handover strategy · Monitor performance and implement corrective actions for deviations in programme, budget, quality, or safety **3\.2 Programme, Planning \& Progress** · Review and take ownership of the baseline programme and current status · Identify critical activities, constraints, and potential delays · Work with Planning Manager/Engineer to develop recovery and mitigation programmes · Establish short\- and medium\-term look\-ahead programmes · Ensure subcontractor programmes align with the master programme · Monitor subcontractor progress and enforce corrective actions · Chair progress and coordination meetings · Communicate targets clearly to all teams · Implement area\-based completion strategies for inspections, snagging, testing, commissioning, and handover **3\.3 MEP Management** · Oversee execution and coordination of all MEP disciplines: HVAC, electrical, plumbing, drainage, firefighting, fire alarm, ELV, BMS, ICT, kitchen, and specialist systems · Ensure integration with architectural, structural, and interior works · Monitor installation progress and resolve interface issues early · Ensure compliance with approved shop drawings, specifications, and material submittals · Lead inspections, testing, pre\-commissioning, commissioning, and integrated system testing · Coordinate timely delivery and installation of equipment · Ensure progressive completion and testing by area **3\.4 Fit\-Out \& Finishing Management** · Manage fit\-out and finishing activities across: o Guest rooms and suites o Public areas o Restaurants and F\&B outlets o Beachfront hardscape \& softscape areas o Back\-of\-house areas **3\.5 Subcontractor Management** · Define clear contractual, technical, programme, quality, and HSE expectations · Monitor subcontractor performance and enforce recovery plans for underperformance · Ensure adequate manpower, supervision, materials, and resources · Coordinate interfaces to avoid disruption or duplication · Maintain compliance with project procedures and reporting requirements · Escalate persistent issues to senior management · Coordinate with Commercial/Contracts team on variations, delays, and claims **3\.6 Quality Management** · Ensure all works meet contractual requirements, specifications, and five\-star resort quality standards **3\.7 Testing, Commissioning \& Handover** · Develop and implement comprehensive testing, commissioning, and handover strategy · Coordinate commissioning activities with subcontractors, suppliers, Consultant, and Client · Ensure progressive testing and commissioning of systems · Establish area\-based completion and handover targets · Monitor snagging and de\-snagging activities · Ensure timely closure of punch lists · Oversee preparation and submission of: o As\-built drawings o O\&M manuals o Testing and commissioning records o Warranties and guarantees o Authority approvals o Spare parts o Handover documentation · Coordinate inspections and ensure closure of Consultant/Client comments · Ensure systems are fully operational and integrated before handover **3\.8 Meetings \& Reporting** · Lead and/or participate in: o Daily coordination meetings o Weekly progress meetings o Senior management meetings o Subcontractor coordination meetings o QA/QC meetings o Planning and recovery meetings · Ensure timely preparation of project reports **4\. Required Qualifications \& Experience** **Education** · Bachelor’s Degree in Civil Engineering, Construction Management, Mechanical Engineering, Electrical Engineering, or related discipline · Professional engineering or project management certification preferred **Experience** · Minimum 15 years of relevant construction experience, with significant senior project management exposure · Proven track record in large\-scale hospitality, hotel, resort, or high\-end commercial projects · Strong experience in Civil, MEP, and fit\-out projects · Demonstrated ability to manage multiple subcontractors and specialist contractors · Experience across construction, commissioning, and handover stages · Familiarity with high\-quality architectural and interior finishing requirements Work Location: In person
