Project Manager - LUXURY VILLA

We are looking for an experienced and highly organized Project Manager to join our team in Muscat, Oman. The ideal candidate will have strong experience managing luxury villa fit\-out and interior finishing projects, with proven expertise in project planning, site execution, subcontractor coordination, MEP coordination, quality control, cost management, and client/consultant coordination. The Project Manager will be responsible for managing projects from mobilization and initial planning through completion and final handover, ensuring that all works are delivered on time, within budget, and in accordance with approved drawings, specifications, quality standards, and project requirements. Key Responsibilities **Manage and oversee luxury villa fit\-out and interior finishing projects from commencement to completion.** Develop and monitor detailed project schedules, work programs, and project milestones. **Plan manpower, materials, equipment, and resources required for successful project execution.** Coordinate and manage subcontractors, suppliers, consultants, and site teams. **Review and understand architectural, structural, and MEP drawings and ensure proper execution on site.** Coordinate architectural, interior, structural, and MEP works to avoid clashes and delays. **Monitor daily site progress and ensure works are completed according to the approved project schedule.** Supervise the execution of flooring, tiling, gypsum works, false ceilings, painting, joinery, doors, kitchens, wardrobes, decorative finishes, and other interior works. **Ensure all works are executed in accordance with approved drawings, specifications, material approvals, and project standards.** Conduct regular site meetings and coordinate with consultants, clients, subcontractors, and internal teams. **Review and follow up on RFIs, material submittals, shop drawings, inspection requests, method statements, and other project documentation.** Monitor project costs, variations, procurement, and subcontractor performance. **Coordinate material procurement and ensure materials are delivered to site in accordance with the project requirements and schedule.** Identify potential delays, technical issues, and project risks and implement practical solutions. **Monitor workmanship and ensure all works meet the required quality standards.** Conduct regular inspections and ensure timely completion of testing, inspections, snagging, and rectification works. **Manage project handover, including final inspections, snagging, documentation, and client acceptance.** Prepare and submit regular progress reports, project updates, and management reports. **Maintain proper project records, documentation, correspondence, and approvals.** Ensure compliance with all relevant health, safety, environmental, and site regulations. **Coordinate with the commercial/procurement team regarding quantities, variations, subcontractor claims, and project costs.** Lead the project team and ensure all departments are working toward project targets. **Maintain strong relationships with clients, consultants, subcontractors, and suppliers.** Ensure projects are completed on time, within budget, and to the required quality standards. Required Qualifications \& Experience * **Bachelor's Degree or Diploma in Civil Engineering, Architectural Engineering, Construction Management, or a related field.** * Minimum 5–8 years of relevant experience in construction, interior fit\-out, or project management. * **Strong experience in luxury villa fit\-out projects is mandatory/preferred.** * Proven experience managing high\-end residential villas or luxury residential projects. **Strong knowledge of architectural finishes and interior construction.** * Good understanding of MEP coordination within fit\-out projects. * **Strong ability to read and interpret architectural, structural, and MEP drawings.** * Good knowledge of construction methods, materials, specifications, and quality standards. **Experience in project planning, scheduling, procurement, and subcontractor management.** * Strong leadership, communication, negotiation, and problem\-solving skills. * **Ability to manage multiple activities and meet strict project deadlines.** * Good knowledge of project documentation and reporting procedures * Interested candidates are encouraged to send their CV via WhatsApp: \\.
