Maintenance Technician

**Job Title:** Maintenance In charge **Reports To:** Property Manager **Location:** Muscat **Job Type:** Full\-time **Job Summary** Lead and perform daily building maintenance for residential and commercial properties. This hands\-on role combines direct technical repair (plumbing, electrical, and AC) with facility management duties, including supervising onsite staff, coordinating with contractors, and resolving tenant requests. **Key Responsibilities** * **Direct Maintenance:** Troubleshoot, repair, and maintain building plumbing, electrical wiring, fixtures, and AC systems. * **Facility Inspections:** Regularly inspect property conditions, water systems, electrical panels, and lighting to fix issues before major failures occur. * **Task Management:** Receive, resolve, and log maintenance requests from tenants and owners. Maintain clear digital records of completed work. * **Supervision:** Assign daily tasks and supervise the attendance and work quality of onsite caretakers. * **Contractor Coordination:** Identify when specialized contractors are needed, oversee their work, and inspect quality prior to payment approval. * **Safety \& Compliance:** Ensure all work follows safety procedures and maintains a secure environment for occupants and staff. * **Reporting:** Update the Property Manager regularly on facility status, expenses, and pending work orders. **Qualifications \& Skills** * 2\+ years of hands\-on experience in building maintenance, covering plumbing, electrical, and AC systems. * **Valid Driving License (Required).** * Proficient in Microsoft Office for daily reporting, logging, and communication. * Clear spoken and written communication skills to interact professionally with owners, tenants, and contractors. * Ability to work independently, manage tasks, and supervise a small team. * Spoken Arabic is preferred. **Compensation \& Benefits** * **Salary:** OMR 225 – 300 per month * Accommodation provided.
