FM Supervisor (MEP)

**Job Summary** We are looking for an experienced **FM Supervisor** to supervise day\-to\-day facility maintenance activities and ensure the proper operation and maintenance of building services. The candidate will be responsible for supervising technicians, coordinating preventive and corrective maintenance, handling breakdowns, monitoring contractors and suppliers, and ensuring that maintenance work is completed safely and on time. **Who Can Apply** * Candidates currently residing in the UAE, preferably Dubai. * Minimum **3–5 years of experience** in Facility Management or MEP maintenance. * Experience in residential, commercial, labour accommodation, or similar facilities is preferred. * Candidates with good team supervision and coordination skills. **Key Responsibilities** **Facility \& MEP Maintenance** * Supervise daily **MEP maintenance and facility operations** across assigned properties. * Plan and monitor preventive and corrective maintenance activities. * Ensure timely response to breakdowns, complaints, and maintenance requests. * Inspect equipment and facilities regularly and identify maintenance requirements. * Coordinate HVAC, electrical, plumbing, civil, and general maintenance works. * Ensure all maintenance activities are completed according to required standards and specifications. **Team Supervision** * Supervise and allocate daily work to technicians and maintenance staff. * Monitor attendance, work quality, productivity, and completion of assigned jobs. * Provide technical guidance to technicians and assist in troubleshooting difficult issues. * Ensure technicians follow proper safety procedures and use appropriate PPE. * Review maintenance reports and verify completed work. **Contractor \& Supplier Coordination** * Coordinate with external contractors and service providers for specialized maintenance works. * Obtain quotations where required and follow up on pending maintenance jobs. * Monitor contractor performance and ensure work is completed as agreed. * Coordinate **AMC services and preventive maintenance visits**. * Track pending works, spare parts, materials, and service requirements. **Preventive Maintenance \& Records** * Maintain and monitor preventive maintenance schedules for HVAC, electrical, plumbing, pumps, fire and other building systems. * Ensure maintenance records, checklists, service reports, and equipment records are properly maintained. * Prepare daily, weekly, and monthly maintenance reports for management. * Monitor recurring breakdowns and recommend corrective or preventive actions. * Maintain records of spare parts, tools, and maintenance materials. **Property \& Tenant Support** * Coordinate and respond to maintenance requests from tenants, occupants, and property management. * Inspect reported issues and assign the appropriate technician or contractor. * Follow up until complaints and maintenance requests are properly resolved. * Conduct regular inspections of common areas, plant rooms, equipment rooms, and other facility areas. Technical Knowledge Good working knowledge of the following is preferred: * HVAC systems including **AHU, FCU, FAHU, DX, package, split, ductable units, and chillers** * Electrical distribution systems, DBs, lighting, and power systems * Plumbing, water supply, drainage, pumps, and related systems * Fire alarm and firefighting systems * Water tanks and associated equipment * Building maintenance and basic civil works * BMS and building automation systems is an advantage Requirements \& Skills * Diploma or Bachelor's degree in Mechanical, Electrical, MEP, **Facility Management, or a related field** is preferred. * Minimum **3–5 years of UAE experience** in FM/MEP supervision. * Strong knowledge of building maintenance and MEP systems. * Previous experience managing technicians and maintenance teams. * Good knowledge of preventive maintenance practices. * Strong organizational and coordination skills. * Good communication skills and ability to deal with tenants, contractors, suppliers, and management. * Proficient in basic **Microsoft Excel and maintenance reporting**. * Ability to prepare and maintain maintenance records and reports. * Willingness to attend emergency maintenance requirements outside normal working hours when required.
