**CONSTRUCTION MANAGER – CONTRACTOR SIDE**
**1\. Position Information**
* **Position:** Construction Manager
* **Reporting To:** Project Manager / Project Director
* **Employment Type:** Full\-Time
* **Project Type:** 5\-Star Resort – Fast\-Track Development
* **Project Status:** Partially Completed – Major Remaining Works in MEP and Fit\-out
* **Project Environment:** Multiple Subcontractors / Specialist Contractors
**2\. Position Purpose**
The Construction Manager is responsible for the overall management, coordination, supervision, and successful execution of construction activities on behalf of the Main Contractor, with particular emphasis on MEP, architectural finishes, and fit\-out works.
The position requires strong leadership and hands\-on site management to ensure that all works are executed safely, efficiently, and in accordance with the approved drawings, specifications, method statements, project programme, quality requirements, and contractual obligations.
Given the fast\-track nature of the 5\-star resort project, the Construction Manager shall maintain close coordination between all subcontractors, consultants, suppliers, and the Main Contractor's engineering, planning, procurement, commercial, QA/QC, and HSE teams to achieve the required completion milestones.
The Construction Manager shall take a proactive approach to identifying and resolving site constraints, interface issues, delays, and coordination conflicts, particularly where multiple subcontractors are working simultaneously within the same areas.
**3\. Key Responsibilities**
**3\.1 Overall Construction Management**
* Manage and coordinate all site construction activities under the Main Contractor's responsibility.
* Take overall responsibility for the day\-to\-day execution and coordination of construction works.
* Ensure that construction activities are progressing in accordance with the approved project programme and recovery requirements.
* Establish clear priorities for construction activities based on project milestones, critical path, area handover requirements, and overall completion strategy.
* Ensure that sufficient manpower, equipment, materials, and subcontractor resources are available to meet planned production targets.
* Monitor site productivity and take immediate corrective action where performance is below target.
* Maintain a strong site presence and provide leadership to construction teams and subcontractors.
* Coordinate construction activities across different buildings, zones, floors, rooms, public areas, back\-of\-house areas, restaurants, leisure facilities, and external works as applicable.
**3\.2 Fit\-out and Architectural Works**
The Construction Manager shall have strong involvement in the execution and coordination of all fit\-out and finishing activities. Responsibilities shall include:
* Establishing appropriate work sequences for fit\-out activities.
* Coordinating MEP first\-fix, second\-fix, and final installation with architectural finishes.
* Ensuring that areas are released to fit\-out subcontractors in a controlled and productive sequence.
* Implementing area\-by\-area completion and handover strategies.
* Monitoring snagging and rectification activities.
* Protecting completed works from damage caused by subsequent activities.
* Ensuring high\-quality finishing standards appropriate for a 5\-star hospitality project.
**3\.3 Subcontractor Management**
Responsible for effective day\-to\-day coordination and performance management of multiple subcontractors.
**3\.4 Fast\-Track Project Management**
Adopt a highly proactive and results\-oriented approach due to the fast\-track nature of the project.
**3\.5 Construction Planning and Progress Control**
Work closely with the Planning Manager/Engineer to:
* Review the approved baseline programme and current construction targets.
* Develop detailed look\-ahead programmes.
* Establish daily and weekly production targets.
* Monitor actual progress against planned progress.
* Identify critical activities and potential delays.
* Develop recovery plans where required.
* Verify reported physical progress on site.
* Participate in weekly and monthly progress meetings.
* Provide accurate construction progress information to the Project Manager and Planning Team.
**3\.6 Engineering and Technical Coordination**
Coordinate closely with the Engineering/Technical Department to ensure construction activities are supported by approved technical information.
**3\.7 Quality Management**
Ensure construction activities achieve the required quality standards expected for a 5\-star resort.
**3\.8 Material and Logistics Coordination**
Coordinate with Procurement, Logistics, Warehouse, and Subcontractors to ensure timely availability of construction materials.
**3\.9 Testing, Commissioning and Handover**
Actively support the project's completion and handover strategy.
**3\.10 Meetings and Reporting**
Participate in and/or lead:
* Daily construction coordination meetings
* Daily subcontractor coordination meetings
* Weekly progress meetings
* MEP coordination meetings
* Fit\-out coordination meetings
* QA/QC coordination meetings
* Progress and recovery meetings
Provide the Project Manager with regular updates covering:
* Current progress
* Planned versus actual production
* Manpower
* Equipment
* Material status
* Subcontractor performance
* Critical activities
* Site constraints
* Technical issues
* Quality issues
* HSE concerns
* Recovery actions
* Required management decisions
**4\. Required Qualifications and Experience**
**Education**
* Bachelor's Degree in Civil Engineering or Architecture
* Relevant professional certifications in construction/project management are advantageous.
**Experience**
* Minimum 12–15 years of relevant construction experience, preferably including major hospitality, hotel, resort, commercial, or mixed\-use developments.
* Previous experience with 5\-star hotels/resorts or high\-end hospitality projects is highly desirable.
* Proven experience managing multiple subcontractors and specialist contractors.
* Strong experience in fast\-track construction environments.
