Job description

1. Subcontractor Management & Payment Verification • Interim Payment Applications: Review, evaluate, and verify monthly interim payment applications submitted by subcontractors. • Site Verification: Conduct physical on-site measurements and assessments to verify that the claimed progress matches actual work completed. • Payment Certification: Prepare and issue Interim Payment Certificates (IPCs) ensuring all contractual deductions (retention, advance payment recovery, etc.) are correctly applied. • Variation Claims: Assess, negotiate, and resolve subcontractor variation claims and change orders. 2. Drawing Interpretation & Quantity Take-Off • Drawing Mastery: Demonstrate a thorough understanding of architectural, structural, and MEP drawings. • Measurement Take-Offs: Prepare accurate Bills of Quantities (BoQ) and take-off quantities from construction drawings using industry-standard software (e.g., CostX, PlanSwift, or Bluebeam). • Discrepancy Identification: Identify and highlight discrepancies between drawing revisions, site conditions, and contract documents to mitigate financial risk. 3. Budget Control & Financial Reporting • Cost Monitoring: Monitor project expenditures against the approved budget to ensure cost control. • Cash Flow Forecasting: Assist in preparing monthly cash flow forecasts and cost-to-complete reports. • Value Engineering: Identify opportunities for cost savings and value engineering without compromising project quality or safety. • Final Accounts: Manage, negotiate, and finalize subcontractor final accounts upon practical completion of their scope. Job Requirements & Qualifications • Education: Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related field. • Experience: 3–5+ years of proven experience as a Quantity Surveyor, preferably with a main contractor. • Technical Skills: • Proficiency in quantity take-off software (e.g., PlanSwift, CostX, or AutoCAD). • Advanced Microsoft Excel skills for budget tracking and financial reporting. • Strong understanding of standard methods of measurement (e.g., SMM7, NRM2, or POMI). • Soft Skills: • Sharp analytical skills with high attention to detail. • Strong negotiation and commercial management skills. • Excellent communication skills for collaborating with project managers, clients, and subcontractors.
